Three-bedroom condos start around ฿45,000-60,000 in value areas like On Nut, Bang Na or Ladprao, climb to ฿70,000-120,000 across Sukhumvit and Sathorn, and run past ฿150,000 for newer family-sized units in Thonglor or Phrom Phong. Older or slightly out-of-centre buildings give you noticeably more space for the money.
For commute and lifestyle, the Sukhumvit line (Asoke, Phrom Phong, Thonglor, Ekkamai) and Sathorn/Silom are the most convenient and the priciest. Move one or two stations out — On Nut, Phra Khanong, Bang Na, or up to Ari and Ladprao — and the same 3 bedroom gets meaningfully cheaper or larger. Decide first whether you are optimising for commute time or square metres; that one choice sets your budget.
Confirm what's included (some units come with a parking space, some don't), whether the rate is negotiable on a 12-month lease, and the true all-in cost after the building's electricity rate. Ask for the floor and view — a 3 bedroom low down facing another tower is a very different home from the same unit higher up.
Most Bangkok condos this size are rented fully furnished — bed, sofa, wardrobes, a fitted kitchen, washing machine and air-conditioning throughout. Ask for an inventory list so the handover is clean and confirm appliance condition on viewing. Unfurnished units exist and rent for less, but you'll furnish from scratch.
