Condominiums are the most straightforward property for foreigners to buy in Bangkok. Under the Thai Condominium Act, foreigners can own a unit outright (freehold) as long as no more than 49% of a building's total floor area is foreign-owned — the so-called foreign quota. Houses and land work differently, which is why most expat buyers focus on condos.
A foreign-freehold unit is owned in your own name on the title deed (chanote). When the foreign quota in a building is full, units are often sold leasehold — typically a renewable 30-year lease. Freehold generally holds value better and is easier to resell, so it's worth confirming a unit's status before you commit.
